How it's calculated

Business statements: average monthly eligible deposits × (100% minus the expense factor) × your ownership share. Personal statements: average monthly eligible deposits. For the price range, qualifying income × DTI minus your monthly debts sets your housing budget. Then we work back to a price using your down payment, rate, taxes, insurance and HOA.

Frequently Asked Questions

How is bank statement income calculated?

The lender averages 12 or 24 months of eligible deposits. For business accounts, an expense factor (often 50%) comes off the top, then your ownership share applies. Personal statements usually count 100% of eligible deposits.

What deposits don't count?

Transfers between your own accounts, loan proceeds, refunds and other one-time or non-business deposits are usually left out.

Can I use a lower expense factor?

Often, yes. A letter from your CPA or tax preparer, or a P&L, can support a lower expense factor if your business runs lean.

These calculators give estimates for educational purposes only. They are not a loan approval, rate quote or commitment to lend. Interest rates shown are examples you can change. Your actual rate, payment and terms depend on your full application, credit, property and the program you qualify for, and can change without notice. Not all applicants will qualify.
