Loans up to $3.5M:

Fund premier property acquisitions with standard coverage ratios (DSCR >= 1.0). Scale to $3M for DSCR < 1.0.

No Ratio Option Available:

I offer customized parameters with zero minimum DSCR requirement (under specific asset conditions).

Bespoke Flexibility:

Close in LLC entity names, allow short-term rentals (Airbnb/VRBO), and support Foreign National investors.

Flexible Capital Guidelines:

Cash-out up to 75% LTV (which can count towards your reserves!), gift funds allowed after 10% borrower funds, and first-time investor programs up to 75% LTV.

A Simple Example:

"If a property rents for $2,500/month and the mortgage payment (including Principal, Interest, Taxes, Insurance, and HOA) is $2,000/month, your DSCR is 1.25 — well above the standard 1.0 threshold. Even below 1.0 can work."

Eligible Property Tiers:

Single-family residences (SFR), townhomes, warrantable and non-warrantable condos, multi-unit properties (2-4 units), and short-term rentals.

Rate structures:

Choose from 30-year fixed, 5/6 and 7/6 SOFR adjustable-rate mortgages (ARMs), with premium interest-only options to maximize your immediate cash flow.

Do I need to show my personal income or tax returns?

No, never. I do not look at your pay stubs, W-2s, or tax returns. Your personal debt-to-income (DTI) ratio is completely ignored. Qualifying is based strictly on the property's rental cash flow.

Can I close the loan in an LLC?

Absolutely. In fact, most of my real estate investors choose to close under an LLC to protect their personal assets. I make the entity approval process fast and simple.

Does Airbnb or short-term rental income count?

Yes. Short-term rentals (Airbnb, VRBO) are fully eligible. I use historical rental data or custom market analyses to verify your cash flow, rather than requiring standard long-term leases.

What credit score do I need?

I have flexible investor tiers with programs accommodating credit scores down to a 620 FICO. The best rates and loan-to-value ratios unlock at 700+.

How many properties can I finance?
