Second Mortgage for Self-Employed Borrowers in Utah
I'm Nick Saeva, a Utah mortgage broker for self-employed homeowners. If you want cash from your home's equity without refinancing the mortgage you have now, a second mortgage qualified on your deposits, a CPA P&L, 1099s, or your assets can get you there.
Can You Get a Second Mortgage If You're Self-Employed?
Yes. The reason banks say no is the same reason they turn down self-employed buyers: they qualify you on your tax return, and a good tax return is built to show as little income as the law allows.
A Non-QM second mortgage reads your income the way it actually shows up. It sits behind your first mortgage, so the first keeps its rate, its balance, and its payment. I'm Utah's Non-QM Specialist, and because I'm a broker, I can compare second mortgage programs from several lenders instead of one.
What I Can Use Instead of Tax Returns:
These are the same documents a first mortgage can use. On a second, they qualify the HELOC or the closed-end second.
Twelve or twenty-four months of business or personal deposits stand in for the tax return.
One profit and loss statement from your CPA or tax preparer, so write-offs do not shrink the income.
If clients pay you on 1099s, the forms themselves can document the income.
With enough liquid assets, the lender can qualify you on what you have instead of what you earn.
On an investment property, the rent can carry the second instead of your personal income.
Two Ways to Reach Your Equity
Closed-End Second (Home Equity Loan)
One lump sum at closing, with a fixed rate and a fixed payment. Your first mortgage stays as it is.
Fits when you know the exact amount you need.
See how it worksNon-QM HELOC
A revolving line of credit behind your first mortgage. Draw when you need it and pay interest only on what you use. The rate is usually variable, so the payment can move.
Fits when your needs will come in stages.

Second Mortgage, Home Equity Loan, or HELOC: What's the Difference?
A home equity loan and a closed-end second are the same thing. A HELOC is also a second mortgage, just paid out as a line instead of a lump sum. A cash-out refinance is the one option that replaces your first mortgage.

| Option | How you get the money | Payment | Your first mortgage | Fits when |
|---|---|---|---|---|
| Closed-end second (home equity loan) | One lump sum at closing | Fixed rate and fixed payment | Stays as it is | You know the exact amount |
| HELOC | A line you draw from over time | Usually a variable rate. The payment can change with the rate and with how much you have drawn | Stays as it is | Your needs come in stages |
| Cash-out refinance | One lump sum at closing | A new first mortgage on the whole balance | Replaced by the new loan | Your current first mortgage rate is not worth keeping, or you need a larger amount than a second can usually reach |
Who Uses a Second Mortgage
Business Owners
Equipment, a second location, or a cushion for slow months, without touching the rate on the house.
Contractors and the Trades
Write-offs make a strong business look thin on paper. Deposits tell the real story.
Homeowners Planning a Remodel
A line you draw from as the project moves, or one lump sum if you already have the bid.
Real Estate Investors
Equity from a home or a rental toward the next down payment, qualified on rent where the program allows.
How I Work With You
A Short First Call
Tell me what the money is for and roughly what you owe on your first mortgage. Thirty minutes is usually enough.
I Read Your Income
I go through your deposits, your P&L, your 1099s, or your assets and tell you which path fits.
I Check Your First Mortgage
A second sits behind your first, so the first has to meet the program's rules. I check that before you apply.
You Compare Before You Commit
I lay a HELOC and a closed-end second side by side, across lenders, and you choose.
When you call me, you get me.

Can I get a second mortgage in Utah if I'm self-employed?
Yes. Banks usually decline self-employed borrowers for second mortgages because they qualify you on tax returns built to keep taxable income low. A Non-QM second mortgage can use your bank statement deposits, a CPA-prepared profit and loss statement, your 1099s, your assets, or a rental property's rent instead. Whether one fits depends on your equity, your credit, and your first mortgage.
Is a home equity loan the same as a second mortgage?
Usually, yes. A home equity loan is a lump-sum second mortgage, which lenders also call a closed-end second. A HELOC is a second mortgage too, but it is a line of credit you draw from over time instead of one lump sum.
What is the difference between a HELOC and a closed-end second?
A closed-end second pays you one lump sum at closing with a fixed rate and a fixed payment. A HELOC is a revolving line: you draw what you need when you need it and pay interest only on what you have drawn. The HELOC rate is usually variable, so its payment can change over time. If you know the exact amount, a closed-end second is usually the cleaner fit. If your needs will come in stages, a HELOC is more flexible.
How do I get cash out of my home without refinancing my first mortgage?
A second mortgage does that. It is a separate loan that sits behind your first mortgage, so the first keeps its rate, its balance, and its payment. A cash-out refinance replaces your first mortgage entirely, which is why homeowners with a low rate on their first usually choose a second instead.
Which income documents can I use instead of tax returns?
Twelve or twenty-four months of business or personal bank statements, a CPA-prepared profit and loss statement, your 1099s, or your liquid assets. On an investment property, the property's rent can carry the loan instead of your personal income.
Can I get a second mortgage on a rental property?
Yes. Some Non-QM programs offer a HELOC or a closed-end second on an investment property and qualify it on the property's rent instead of your personal income. The guidelines differ from a second on your own home, so it is worth checking the program before you count on it.
Will a second mortgage change my first mortgage rate?
No. The second is its own loan in second position. Your first mortgage, including the rate you locked in, stays exactly as it is.
How much equity do I need for a second mortgage?
It depends on your home's value, what you still owe on your first mortgage, your credit, and how much combined borrowing the program allows. The home equity calculator gives you a rough picture, and a short call with me gives you a real one.
Where in Utah do you work?
Anywhere in Utah. Most of my clients are in Salt Lake, Utah, Davis, Summit, and Wasatch counties. My office is at 6985 S. Union Park Center, Suite 150, in Cottonwood Heights, and you can reach me at (385) 226-9668.
